What K918 asks for

Inspectors check K918 on CMS's fire-safety survey form, CMS-2786R. In the form's words:

"Maintenance and testing of the generator and transfer switches are performed in accordance with NFPA 110."

"Generator sets are inspected weekly, exercised under load 30 minutes 12 times a year in 20-40 day intervals, and exercised once every 36 months for 4 continuous hours."

"Written records of maintenance and testing are maintained and readily available."

Form CMS-2786R, tag K918: three of its sentences, in order. The form on cms.gov (PDF, page 42).

The work it points to

The next monthly load test, the 4-hour test every 36 months, or a maintenance agreement to NFPA 110, with the written records.

CMS's data file names the tag: K918 "Have generator or other power source capable of supplying service within 10 seconds."

Where the cited homes are

2,165 nursing homes were cited under K918 in inspections from Oct 2025 to Sep 2026, from 2,178 citations in CMS's Fire Safety Deficiencies file (Oct 2026 release; a home cited twice counts once). 58% of homes cited under K918 had been cited for it at an earlier inspection (1,264 of 2,165).

What a citation does and doesn't mean

A citation means a state inspector cited the home under K918 at that inspection. It does not prove the generator won't start. K918 also covers the test schedule and its written records, and CMS's file shows the tag, not which part the inspector found.

94% of the 2,178 K918 citations in inspections from Oct 2025 to Sep 2026 have the status "Deficient, Provider has date of correction" in CMS's Oct 2026 file, which means the home reported a correction date. We show each status exactly as CMS lists it.

So the call is about the next test or a maintenance agreement, not the citation.

  • A territory is one shop and a straight-line radius: 60 miles by default, or 25 or 100, same price.

What you get

The cited homes in your territory, ranked, then the homes with an older fire-safety inspection date on CMS's file. You see them in the app. You can download a CSV of every row and a PDF of the same list, every home on phone-sized pages.

The CSV columns:

  • The home: Rank, Home, Legal business name, CCN, Address, City, State, ZIP, Main phone, Beds, Chain, Owners and managers (CMS ownership file).
  • Where: Distance, Miles (straight line).
  • The citation: Finding, Tag, Tag text (CMS wording), Inspection date, Severity, Severity meaning, Status (as CMS lists it), Correction date.
  • History: Earlier citations, Last fire-safety inspection, Months before CMS's processing date.
  • Notes: Hospital note, Notes, Summary.
  • Proof: CMS record, CMS record (2nd tag), Care Compare, Source, CMS release.

Ranked from the record: a recent inspection, an earlier citation under the same tag, no correction date yet (or only a planned one), higher severity and more beds each move a home up. Ties go to the most recent inspection, then the nearest home. The results can also be shown nearest first.

Your list is rebuilt each time CMS releases its file. The Oct 2026 file was released Oct 28, 2026 and covers inspections up to Sep 23, 2026; the next is due Dec 2, 2026. An inspection takes 1 to 3 months to reach CMS's file. Each week we email up to 20 homes you haven't been sent yet.

Questions buyers ask

Do I get contact names and emails?

No. You get each home's name, legal business name, address, main phone, beds and chain, as CMS lists them. The main phone is the only contact CMS publishes, and there are no emails.

What counts as "near me"?

A straight-line radius from your shop, 60 miles by default. A home is held back, not guessed, when its map point is too close to call: within 1 mile of the edge, because CMS rounds its map points, or when CMS's point and the Census geocoder's point fall on different sides of the edge. Held homes are not listed, and the count then says "at least".

For some homes CMS gives only the center of the ZIP code. We look up the street address with the U.S. Census geocoder. When that doesn't place it, the card says "distance not stated", and the home is held back if it is within 15 miles of the edge.

Distances are "about N mi" in a straight line, not driving distance.

Will a competitor get the same list?

Yes. The records are public, so a competitor can get the same list. You pay for the finding, checking and mapping, every month.

What about a bigger radius, a second shop or both trades?

One territory is one shop, one trade and one straight-line radius: 25, 60 or 100 miles. Every radius is the same price.

Generator (K918) and sprinkler + alarm (K353, K345) are separate trades, so a firm that sells both pays for two territories. A second shop is one more territory. Each is $249/month, or $149/month for a founding firm in its 12 months.

The app sets up one territory per account today. For a second one, book a call and we set it up with you.
